How to Choose a Building Inspector

How to Choose a Building Inspector

Purchasing property is one of the largest financial decisions most people will make. Choosing an experienced and competent building inspector can help identify visible defects, maintenance issues, moisture risks, safety concerns, and potential future costs before committing to a purchase.

Not all building inspectors offer the same level of experience, reporting quality, or industry knowledge. Choosing the right inspector is important.

What Should You Look For In A Building Inspector?

Experience

Choose an inspector with genuine construction and inspection industry experience. Experienced inspectors are often better at identifying subtle issues, understanding building behaviour, and communicating risk clearly within reports.

Questions to ask:

  • How long have you been inspecting property?
  • Approximately how many inspections have you completed?
  • Do you inspect full time?

Professional Presentation & Reporting

A professional building inspection report should be:

  • Clear and easy to understand
  • Well photographed
  • Balanced and objective
  • Detailed without being overly alarmist
  • Written in a professional manner

A quality report should help clients understand:

  • Significant defects
  • Maintenance items
  • Moisture or water ingress concerns
  • Safety issues
  • General property condition
  • Likely future maintenance requirements

Industry Standards & Ethics

Inspectors should operate in accordance with recognised industry standards, codes of ethics, and professional conduct requirements.

Professional inspectors should:

  • Act independently and objectively
  • Avoid conflicts of interest
  • Clearly communicate limitations of inspection
  • Maintain professional indemnity insurance where required

Reputation & Online Presence

A professional inspector should generally have:

  • A functioning professional website
  • Genuine client reviews
  • Clear contact details
  • Consistent branding and presentation
  • Examples of reports or educational material where appropriate

Ongoing Professional Development

The property inspection industry constantly evolves. Inspectors who continue professional development and industry engagement are often better equipped to identify emerging issues, changing construction methods, and risk areas.

Why Many Clients Choose A Registered Master Inspector™

Registered Master Inspectors™ (RMI®) are inspectors who have demonstrated substantial industry experience and ongoing commitment to professional inspection standards.

Many Registered Master Inspectors™:

  • Have completed extensive numbers of inspections
  • Maintain active involvement within the inspection industry
  • Follow recognised standards of practice and codes of ethics
  • Continue professional development and education

Important Things To Understand

A building inspection is a visual assessment of reasonably accessible areas at the time of inspection. No inspection can identify every possible issue within a property and some defects may remain hidden due to:

  • Furnishings
  • Floor coverings
  • Wall linings
  • Stored items
  • Limited access
  • Concealed construction

Clients should always read reports carefully and seek specialist advice where recommended.
